THAT Official Plan Amendment Application OP-05-23 submitted by Arcadis Professional Services (Canada) Inc. on behalf of Longhorn Distributors, affecting the lands municipally known as 107 Sinclair Boulevard, to change the designation of a portion of the lands to “Prestige Employment” to permit two 3-storey office buildings, each with a gross floor area (GFA) of 5,580 m², and maintain the “Core Natural Areas” designation on the remaining lands BE APPROVED in accordance with the applicable provisions outlined in Section 9.1 of Report 2024-74; and THAT Zoning By-law Amendment Application PZ-20-23 submitted by Arcadis Professional Services (Canada) Inc. on behalf of Longhorn Distributors, affecting the lands municipally known as 107 Sinclair Boulevard, to change the zoning from “General Industrial Zone (M2)” to “Holding - Business Park Industrial Exception 12 Zone (H-M3-12)” and “Open Space Type 3 Zone (OS3)” BE APPROVED in accordance with the applicable provisions as noted in Section 9.2 of Report 2024-74; and THAT the By-law to remove the Holding (H) provision from the subject lands not be presented to Council for approval until the following conditions have been satisfied: THAT the applicant has submitted a Stage 1 Archaeological Assessment and any subsequent assessments and verified that they have been entered into the Ontario Public Register of Archaeological Reports, to the satisfaction of the Chief Planner; and THAT the applicant has submitted a Slope Stability Assessment
