THAT Zoning By-law Amendment Application PZ-03-25, submitted by Urban in Mind on behalf of Second Colborne Holdings Inc., to rezone the lands municipally addressed as 85-99 Colborne Street West from Intensification Corridor - Pedestrian Prominent (IC-PP) Zone to a site-specific Intensification Corridor - Pedestrian Prominent - Exception 72 (IC-PP-72) Zone, to permit the development of two (2) commercial buildings with appropriate site- specific regulations, BE APPROVED in accordance with the applicable provisions outlined in Section 9.3 and Appendix D of Report 2025-242; and, B. THAT pursuant to Section 34(18.2) of the Planning Act, R.S.O 1990, c.
